Digital surface models from your plans and CAD.
Precision Surface Models LLC builds TIN, LandXML, 3D polylines, breaklines, and plan-label spot layers from the plan set and CAD files you provide. Files are Carlson-compatible and ready for your team to check against the plans.
What you get
One focused scope: electronic surface and linework files built from the plans and CAD you provide. No field work bundled in.
Surface files
TIN (LandXML), 3D polylines and breaklines (DXF/DWG), and a plan-label spot layer with spot labels transcribed into 3D CAD, all from your plan set.
Plan revision on record
Each model ships with delivery notes listing the plan sheets, revision, and date it was built from. We flag discrepancies we notice by RFI, but we do not review the design for errors.
Carlson-compatible files
TIN / LandXML / 3D polylines structured for clean import into Carlson and other common software.
What we need from you
Send the source documents your team already uses. We build from those files only, not from field work.
Required files
- Grading plan PDF (current issue)
- CAD / DWG with relevant linework and labels
- Notes on units, coordinate system, and vertical datum as shown on the plans
- Named contact for clarifications
Helpful context
- Any plan addenda or revision list
- Known curb, pavement, or detail preferences
- Target deliverable format if you need LandXML vs DXF

How it works
A simple, fixed-scope workflow from files to model.
- Send files: email your plan PDF, CAD/DWG, and units/datum notes to info@psmodeling.com.
- Fixed quote: we scope the job from your files and send a written proposal before any work begins. Payment is a deposit and net-15 terms per your proposal.
- Model build: we build the TIN, LandXML, 3D polylines, breaklines, and plan-label spot layers from your plans and CAD, and send an RFI for any discrepancy we notice.
- Delivery: you receive the files with delivery notes listing the plan revision and date used. Confirm the model against the current plans, project control, and field conditions, and check the files on your equipment, before you rely on it.

FAQ
Common questions about scope and deliverables.
Is this a survey?
No. PSM is not a licensed engineer or surveyor. Our models are not a survey, are not sealed, and do not check or change the design.
What if the model and the plans don't match?
The engineer's plans govern; follow the plans. We flag discrepancies we notice by RFI, but we do not review the design for errors.
What file formats do you deliver?
TIN (LandXML), 3D polylines and breaklines (DXF/DWG), and a plan-label spot layer, with delivery notes listing the plan revision and date used.
How does payment work?
A deposit and net-15 terms per your proposal.
Can you work from PDF only?
CAD/DWG is strongly preferred. If you only have PDF, note that in your inquiry and we will confirm whether the set is workable before quoting.
Where are you located?
